This is a starting point, not a guarantee. I always recommend doing your own research, verifying credentials, and sharing feedback on this website if your experience doesn’t meet expectations.
Every contractor must hold a valid Utah license for the work they perform. Call DOPL at (801) 530-6628 or search online at secure.utah.gov to confirm their license is active and covers the scope of work.
Ask every contractor to provide a current Certificate of Insurance (COI) showing general liability and workers' comp coverage. Confirm it is active and adequate for your project before any work begins.
Collecting multiple bids provides valuable context around pricing and scope. It allows you to see how different contractors approach the same project, identify inconsistencies, and ensure you're making a well-informed decision without overpaying.
Even if you pay your general contractor in full, unpaid subcontractors may still have the right to file a mechanic's lien. Verifying payment and requesting lien waivers where appropriate can provide an added level of protection.
Research who you're hiring. Review online feedback/reviews, check the Better Business Bureau for past complaints, and verify licensing through the Utah Division of Professional Licensing, including any disciplinary actions. Ask for references and use multiple sources to get a well-rounded view of who you are hiring.
A verbal agreement protects no one. Require a written contract signed by both parties detailing scope, timeline, payment schedule, and warranty terms before any work begins.
Require every contractor and subcontractor on your job to register with Utah's State Construction Registry (SCR) at secure.utah.gov/scr. As the owner, create your own login so you can see exactly who is working on your project and who still needs to be paid, before a dispute ever arises.
