Your Protection Checklist

Before You Hire,
Verify Everything

Verify the License

Every contractor must hold a valid Utah license for the work they perform. Call DOPL at (801) 530-6628 or search online at secure.utah.gov to confirm their license is active and covers the scope of work.

Request Proof of Insurance

Ask every contractor to provide a current Certificate of Insurance (COI) showing general liability and workers' comp coverage. Confirm it is active and adequate for your project before any work begins.

Get Multiple Bids

Always obtain at least three competitive bids for any project. This protects you from price gouging, reveals industry-standard pricing, and gives you leverage to negotiate fair terms.

Prevent Liens — Pay in Full

Ensure all subcontractors are paid in full by the general contractor. Unpaid subs can file a mechanic's lien against your property even if you paid the GC. Request lien waivers from every sub upon final payment.

Check References

Ask for three recent client references and actually call them. Ask about timeline, communication, workmanship, and whether they would hire the contractor again.

Get Everything in Writing

A verbal agreement protects no one. Require a signed written contract detailing scope, timeline, payment schedule, and warranty terms before any work begins.
